Project overview
A multifamily elevation reached the point where patch repairs were no longer holding. Scaffolding went up across the full height so the whole face could be assessed properly rather than in sections.
The existing problem
Mortar joints had opened across large areas of the elevation, several brick faces had spalled and water was tracking behind the face rather than running off it. Earlier localised repairs had been carried out in a harder mortar, which had pushed the damage outward into the surrounding brick.
Work completed
- Full height access erected and the elevation surveyed close up
- Failed mortar raked out to a sound depth across the affected areas
- Repointing in a mortar matched to the original in strength and colour
- Spalled brick cut out and replaced with the closest available match
- Junctions, reveals and copings redetailed to shed water
- Elevation cleaned down and the site cleared
The result
The elevation now sheds water rather than holding it, and the repairs read as part of the wall rather than as patches across it.
