Project overview
A chimney stack that is exposed on every side had lost mortar from the upper courses. Because it stands clear of the roof it takes wind driven rain from all directions, which is why stacks tend to fail before the rest of the brickwork.
The existing problem
Mortar had receded deeply on the exposed faces and the flashing at the roof junction had lifted. Water was entering at the head of the stack and travelling down inside the masonry, showing up as a damp patch on the ceiling below.
Work completed
- Safe access set up to the stack
- Failed mortar raked out on all exposed faces
- Repointing in a matched mortar
- Damaged brick faces cut out and replaced
- Flashing at the roof junction lifted, redressed and resealed
- Head of the stack redetailed to shed water
The result
The stack sheds water properly again and the interior damp patch has no route to reform.
