Flat Roofing Systems

Membrane and coating systems for flat roofs, installed after the drainage has been put right.

What flat Roofing Systems covers

A flat roof is not actually flat. It relies on shallow falls carrying water to an outlet, and most flat roof failures are drainage failures before they are covering failures. Waystar installs flat roof systems on New York buildings, correcting falls and outlets first so the covering is not asked to hold standing water.

Waystar carries out this work on residential and commercial property in Brooklyn and across New York City. Every project starts with a look at the building, and the scope, the materials and the figures are written down before anything begins.

When might you need it?

These are the signs owners usually notice first.

  • Water still sitting on the roof days after rain
  • A coating that has been renewed more than once and keeps failing
  • Blisters, splits or lifted seams across the membrane
  • An outlet that is set higher than the surrounding deck
  • Damp appearing along the parapet junction rather than mid roof

What the work involves

  • Survey of the falls, outlets and existing build up
  • Ponding areas mapped before anything is specified
  • Falls corrected so water reaches the outlet
  • Outlets and surrounding detail rebuilt
  • Upstands, edges and penetrations primed and reinforced
  • Membrane or liquid system installed to the specified thickness

How the process works

01

Map where the water sits

Standing water tells you more about a flat roof than the covering does.

02

Specify the system to the substrate

What is already there decides what can bond to it, so the existing build up is tested rather than assumed.

03

Correct falls and outlets

Drainage is put right before any new covering is considered.

04

Install and water test

The system goes down to specified thickness and the roof is tested before sign off.

What you get

  • Water leaves the roof instead of standing on it
  • The covering bonds to a dry prepared surface
  • Fewer repeat coatings over a problem that was never drainage related

What affects the scope

  • How far out the existing falls are
  • Whether the deck has been reached by standing water
  • The number of upstands, outlets and penetrations to detail
  • Access for material handling at height

This is a preliminary planning range, not a quote. A property visit is required before any price is confirmed.

Frequently asked questions

Is a liquid coating as good as a membrane?

Both work when specified correctly. Liquid systems suit complicated roofs with many penetrations. Sheet membranes suit large clear areas. The roof decides, not the preference.

Why did my last coating blister?

Almost always moisture trapped underneath, either from applying over a damp substrate or from water still in the old build up.

Can a flat roof be made completely level?

It should not be. It needs a fall to drain, and creating that fall is often the main part of the job.
