Waterproofing

Below Grade and Basement Waterproofing

Making a basement usable and dry, using exclusion or managed drainage depending on what access allows.

What below Grade and Basement Waterproofing covers

Below grade waterproofing keeps basements and cellars dry. There are two approaches: exclude the water at the outside face, or manage it with a cavity drain system and a sump inside. Which one suits depends on access, water pressure and how the space will be used.

Waystar carries out this work on residential and commercial property in Brooklyn and across New York City. Every project starts with a look at the building, and the scope, the materials and the figures are written down before anything begins.

When might you need it?

These are the signs owners usually notice first.

  • Standing water on the basement floor after rain
  • A persistent musty smell that returns however often it is aired
  • Damp on walls up to a consistent height
  • Stored belongings spoiling in a space that cannot be used
  • Plans to finish a basement that damp keeps blocking

What the work involves

  • Assessment of water level, source and seasonal pattern
  • Discussion of intended use, which sets the required standard
  • External treatment where access allows
  • Cavity drain membrane, channel and sump where it does not
  • Sump and pump specified with failure provision considered
  • Finishes detailed so the system is not bridged later

How the process works

01

Establish the water pattern

Where it comes in, how high it gets and when tells you which system is appropriate.

02

Agree the standard

A storage basement and a finished habitable room need different levels of protection.

03

Install the system

Either external exclusion, or membrane, channel and sump inside.

04

Detail the finishes

Most systems fail later because a finish bridges them, so that detail is agreed up front.

What you get

  • A basement that can actually be used rather than only stored in
  • A system matched to how the space is going to be finished
  • Water managed with a route out rather than left to find its own

What affects the scope

  • Intended use of the finished space
  • Whether external access for exclusion exists
  • Water table and how much water actually needs managing
  • Whether a pump is required and what happens if power fails

This is a preliminary planning range, not a quote. A property visit is required before any price is confirmed.

Frequently asked questions

Is a cavity drain system admitting defeat?

No. On many New York buildings external access simply does not exist, and a properly installed cavity system gives a reliably dry usable room.

Do I need a pump?

Only if water cannot drain away by gravity. Where a pump is needed, what happens in a power cut is part of the specification, not an afterthought.

Can I finish the basement straight after?

Yes, provided the finishes are detailed so they do not bridge the system. That gets agreed before the waterproofing goes in.
