Window and Door Replacement

Replacing windows and doors with the opening detailed so water and air stay outside.

What window and Door Replacement covers

Window and door replacement performs only as well as the opening is detailed. The unit itself is rarely the weak point. Flashing at the head, the sill pan beneath and the seal around the perimeter are what stop water and air getting past.

Waystar carries out this work on residential and commercial property in Brooklyn and across New York City. Every project starts with a look at the building, and the scope, the materials and the figures are written down before anything begins.

When might you need it?

These are the signs owners usually notice first.

  • Draughts felt around a closed window or door
  • Condensation forming between the panes
  • Frames that have rotted or distorted
  • Water staining on the wall beneath a window
  • Windows painted or swollen shut

What the work involves

  • Survey of openings, existing frames and the surrounding wall
  • Units specified for the opening and the exposure
  • Existing units removed with the reveal protected
  • Opening inspected and any rot or damage repaired
  • Sill pan and head flashing installed before the new unit
  • Unit set plumb, insulated, sealed and internally finished

How the process works

01

Survey each opening

Openings in older buildings are rarely identical, so each is measured individually.

02

Remove and inspect

With the unit out, the opening is checked for rot and damage.

03

Flash before fitting

Sill pan and head flashing go in before the new unit does.

04

Set, seal and finish

The unit is set plumb, insulated around, sealed outside and finished inside.

What you get

  • Openings detailed rather than units simply swapped
  • Hidden rot found and repaired while the opening is open
  • A draught free perimeter and a properly finished reveal

What affects the scope

  • Number of openings and whether any are non standard
  • Condition of the surrounding structure once opened up
  • Unit specification and lead time
  • Access at height for upper floor openings

This is a preliminary planning range, not a quote. A property visit is required before any price is confirmed.

Frequently asked questions

Can new windows go into the existing frames?

Insert installation is possible where the existing frame is sound, but it reduces the glass area and leaves the old frame in place. Full replacement lets the opening be detailed properly.

Why do my windows leak at the bottom?

Usually a missing or badly formed sill pan. Water that gets past the unit needs a route back out, and without a pan it goes into the wall.

Will the inside need redecorating?

Some making good around the reveal is normal. The extent is set out before work starts.
